11 MONTH BUILDER WARRANTY INSPECTIONS

Just because it is a new home, doesn’t mean it is perfect. And if your first year builders warranty expires, it will probably be difficult to get the builder to fix them. Having your new home inspected prior to the end of the first year warranty may help.

We call it an 11 month builder warranty inspection because typically you will schedule this inspection about a month prior to the end of your one year warranty. This inspection may even be scheduled a couple months prior to the end of the warranty to ensure discovery of deficiencies are made in a timely manner.

This inspection will be a complete and comprehensive evaluation of the entire home. You will receive a detailed report to present to the builder to make the appropriate corrections to your home. Some of the issues we typically find in an 11 month warranty inspections include (but not limited to):

  • Missing or inadequate insulation in the attic

  • Roof incomplete or damaged

  • Garage door issues

  • Drains Blocked (typically the result of builder materials dumped in drains)

  • GFCI safety outlets not installed

  • Sprinklers not working properly

  • Caulking missing on exterior wall penetrations

  • Windows and other openings not installed properly

  • Plumbing not working
